The
Peninsula at Bayonne Harbor is a visionary plan to
transform the former Military Ocean Terminal (MOTBY)
into a vibrant, mixed-use waterfront community.
Award-winning plans for The Peninsula call for the
creation of six different, yet integrated districts
consisting of residential, commercial, entertainment
and recreational space as well as marinas, ferry
service and more than two miles of waterfront
walkway. With a choice location in New York Harbor
and stunning views of the Statue of Liberty and the
Manhattan skyline, development of the 430-acre tract
promises to be the most significant urban waterfront
development in the New York/New Jersey region since
the build-out of Battery Park City in New York and
the Gold Coast waterfront communities of Hoboken,
Weehawken, and Jersey city in New Jersey.

Peninsula
Royal
Caribbean Cruise Lines LLC:
In December 2003, the
BLRA entered into an agreement with Royal Caribbean
Cruise Ltd. to operate a cruise port at The
Peninsula. Royal Caribbean renovated Building 14, a
120,000 square-foot former Army warehouse, into a
state of the art cruise terminal facility and
completed berth repairs to accommodate the world
class ships. Cape Liberty Cruise Port officially
opened at The Peninsula on May 14, 2004 and marked
the first time a passenger ship vessel had sailed
from New Jersey in almost 40 years. In 2006, the
BLRA entered into a 35-year lease agreement with
Royal Caribbean. Currently in its sixth season of
operation, Cape Liberty has been one of the nation’s
busiest cruise ports and currently operates year
round cruises.

Trammell Crow Residential:
In 2006, as a result of a successful RFP process,
the BLRA entered into a Redevelopment Agreement with
Trammell Crow Residential (Bayonne Residential
Limited Partnership) for a 7.42-acre portion of the
Bayonne Bay district. The BLRA transferred deed to
Trammell Crow on November 29, 2007. In May 2008,
Trammell Crow held a groundbreaking ceremony for the
start of construction of the Alexan at Bayonne Bay,
consisting of 544 rental apartments and a resident
clubhouse on blocks B-3 and B-9 within the Bayonne
Bay Redevelopment District. The first apartments are
expected to be available for occupancy in summer
2009.

Ports America:
In November 2007, the BLRA voted to sell a portion
of the Maritime District to Ports America for $90
million to build a state-of-the-art roll-on roll-off
auto marine terminal operation. The deal also calls
for Ports America to invest $15.2 million in capital
improvements to the site. Ports America began
interim operations at the Peninsula in the fall of
2008. In April 2009, the BLRA completed the sale and
transferred deed to Ports America.
Roseland Properties/ Fidelco Realty:
In 2005, the BLRA entered into a Redevelopment
Agreement with Fidelco Bayonne Realty LLC, who is
partnered with Roseland Properties, to develop the
“Harbor Station” district on the west side of the
Peninsula. In 2006, the BLRA and Fidelco entered
into a Project Development Agreement for the first
phase of the Harbor Station development, “Harbor
Station North”.
Atlantic Realty:
On October 5,
2006 the BLRA authorized a Redevelopment Agreement
with Atlantic Realty (Bayonne Bay Developers, LLC)
to redevelop a portion of the Bayonne Bay District,
as a result of a successful RFP process. The
Agreement will govern five phases of development
with a right to build approximately 1369 units of
housing covering 11 blocks: blocks B-4 through B-8
and blocks B-12 through B-17.
Capital Growth:
In late 2007, the
BLRA entered into a Redeveloper Agreement/ Contract
for Sale with Dynamic Delivery Corporation to
purchase a portion of property from Dynamic to
construct an access road for truck traffic from the
Maritime District and sell a portion of the Maritime
District to Dynamic to construct a truck terminal.
The new road represents a major infrastructure
improvement for the Peninsula at Bayonne.
Bayonne Drydock:
The BLRA leases the
drydock facility located within a portion of the
Bayonne Point District to
Bayonne Dry Dock &
Repair Corp (Central Jersey Marine Shipbuilding) to
operate a full service ship repair yard for both
commercial and government vessels.

United States Coast Guard:
A portion of the
Peninsula on the north side adjacent to the Port
Jersey Channel is retained by the federal government
for use as a U.S Coast Guard facility.

Bayonne Harbor is a convenient and desirable
location on New Jersey’s Gold Coast that is:

Jutting
out into upper New York Bay on three sides, there is
an additional 300 feet of water on the north and
south sides and approximately 100 feet east.
Transportation

The
Peninsula is accessible by public transportation
and offers convenient commutes via the Hudson
Bergen Light Rail Line, which has two stops, 45th
Street and 34th Street, at the west
side entrance to The Peninsula. The Light Rail
connects commuters to PATH stations, ferries, many
of New Jersey Transit’s rail lines and points
north on New Jersey’s coast line.

Peninsula is also accessible to major highway
systems in the area including Route 440, the New
Jersey Turnpike and the Bayonne Bridge.
The BLRA

The
Bayonne Local Redevelopment Authority (BLRA) is an
independent public entity established by the
City of Bayonne to negotiate The Peninsula’s
transition from military to city ownership and
redevelop the property for short- and long-term
use.

Bayonne Mayor, appoints its seven commissioners;
with the advice and consent of the five-member
City Council.
